Does Roof Cleaning Need Scaffolding?

Not always. A single-storey roof may be cleaned from a ladder and a roof ladder, but taller houses, steep roofs and large areas usually need scaffold or a tower. Here is how the decision is made.

The short answer

Sometimes. A low roof with a gentle pitch can be cleaned safely with ladders, roof ladders and edge protection. A two-storey house, a steep or slippery roof, or a large area is a different matter, and scaffold or a tower gives a stable platform, edge protection and a place for equipment. The access plan depends on the house, and it is a separate line on the quote, so you can see what you are paying for.

What decides it

Four things settle the question: height, pitch, condition and area. The higher the eaves, the greater the fall if something goes wrong, and the harder it is to lean a ladder safely. A steep pitch makes the roof surface hard to stand on, particularly when it is mossy. A fragile or unknown roof, such as old asbestos cement, may not carry a person at all. A large roof needs a platform that lets a worker reach across without overstretching. Where any of these is a concern, the safe answer is scaffold or an alternative access system.

When ladders are enough

A bungalow or a single-storey extension with a modest pitch can often be cleaned from ladders with roof ladders hooked over the ridge, fitted with proper edge protection and used by trained workers. A short ladder against the gutter reaches the lower courses for a gutter clean. Even then, we check the ground, the ladder stability and the condition of the tiles first. When scaffold is needed

Two-storey houses almost always need it, because reaching the ridge from the ground is not safe by ladder. Terraced and semi-detached houses with long slopes, steep roofs, dormers and roofs with a lot of valleys also call for a working platform. Scaffold gives guard rails and toe boards, a stable standing place and somewhere to rest tools. It also lets the job be done more thoroughly, because the worker can reach every course comfortably.

Towers and platforms

For a gable end or a section of roof, a tower can be enough, and it costs less than a full run of scaffold. A mobile elevating platform can reach a roof edge from the drive without erecting anything, provided the ground is firm and level and there is room to position it. What it adds to the cost

Scaffold is the biggest extra on many cleaning jobs. Cleaning from the ground

Some firms offer to clean a roof from the ground with a long pole, a drone-fed spray or a high-reach lance. These can reach the lower slopes of a low house and can apply a treatment, but they cannot lift moss from the joints by hand, check each tile or inspect the ridge. A pole-fed jet at distance is also hard to control, and it can drive water under tile laps. For a proper clean and an honest look at the condition of the roof, we prefer to be on it, with the right access.

Why we do not cut corners on access

Falls are among the most serious risks in roofing work, and the cost of safe access is small beside the cost of an injury. A worker on a proper platform works faster, handles materials more carefully and breaks fewer tiles. A worker balancing on a ladder cannot do any of that. If a quote seems far lower than others, ask how the roof will be reached. Ask also what happens to the ground below, because tools and debris fall, and a barrier or a covered walkway keeps people out of the drop zone.

Neighbours and permissions

A scaffold that stands on a pavement or a road needs a licence from the council. One that crosses a boundary needs your neighbour's agreement.
