About Beacon Basingstoke Roofing

We are roofers working out of Basingstoke on homes and commercial buildings within 30 road miles. Every job starts with photographs of your own roof, a plain explanation of what has failed, and a fixed written price.

Who we are

Beacon Basingstoke Roofing fits, replaces, repairs and maintains roofs across north Hampshire and over the county lines into Berkshire, Surrey and south Oxfordshire. That covers pitched roofs in concrete tile, clay and slate, flat roofs in EPDM (a synthetic rubber membrane), GRP (glass-reinforced plastic, often called fibreglass) and torch-on felt, and the parts around them: chimneys, leadwork, guttering, fascias, soffits and roof windows. If water is getting in somewhere above head height, it is very likely ours to look at.

The name is deliberate. A beacon is a fixed light on high ground that people steer by, and north Hampshire has its own Beacon Hill above Burghclere. When a roof starts leaking, people want one clear point to steer by: someone who picks up the phone, comes out, goes up and says plainly what is there.

We show you the problem before we price it

Every job begins with a free survey. We get up to the roof, by ladder or access tower where that is safe, and photograph what we find: the cracked tile above the bathroom, the mortar under the ridge that has turned to sand, the lead flashing (the strip that seals the joint between roof and chimney) that has lifted and let rain run behind it. You get those photographs with a note on each one saying what it shows and why it matters.

A roof is the one part of a house most owners never see up close. Without pictures, you are asked to trust a description called down a ladder. With them, you can judge the advice for yourself, show it to a partner or a landlord, or ask another roofer for a second view. We are comfortable with all of those.

Repair first, wherever repair will last

Plenty of the roofs we are called to have years left in them. A run of slipped tiles, one failed valley (the channel where two roof slopes meet), a verge where the mortar has dropped out: these are repairs, and we price them as repairs. We will tell you when a roof is sound and simply needs a bit of attention.

Sometimes replacement is the honest answer. Battens (the timber strips the tiles hang on) can rot, old underlay (the membrane beneath the tiles) can perish to shreds, and some tiles start to flake across a whole slope. When that is what we find, we show you the evidence and explain why patching would mean paying twice. The decision stays yours.

Where we work

We cover every town and village within 30 road miles of Basingstoke. That takes in Reading and Newbury, Andover and Winchester, Alton and Farnham, Fleet and Farnborough, and the villages between them. The roofs change as you go: concrete interlocking tiles on the 1960s and 70s estates around Basingstoke itself, Welsh slate on Victorian terraces in Reading and Newbury, clay plain tiles on brick and flint cottages in the villages. Our areas we serve page lists every place by name.

Homes and commercial buildings

Most calls come from homeowners, but we also work for landlords, letting and managing agents, and businesses with units on estates such as Houndmills, Daneshill and Viables. Commercial clients usually need something different from a homeowner: a written scope they can pass up the chain, a clear plan for working at height and around fragile rooflights, and work arranged so the business can keep trading. Our commercial roofing page covers that side in detail, and the full list of what we do is on our services page.

How a job runs

  1. You get in touch by phone on 01256 213956, by WhatsApp, or through the survey form. A few photos taken from the ground help us prepare.
  2. We survey the roof and photograph each defect, inside the loft as well as outside where we can reach.
  3. You receive a photo report and a fixed written quote setting out what we will do, the materials, and what is included.
  4. We agree a start date and tell you about access, scaffolding and anything you need to move.
  5. We do the work, and where it is notifiable, we handle the Building Regulations side for you.
  6. We clear up and sign off, with photographs of the finished work and your guarantee in writing.

If anything hidden turns up once the old covering is off, such as rotten rafters under the tiles, we stop, show you, and agree any change in writing before going further. You can see typical price ranges for common jobs on our roofing costs page.

A 10-year guarantee on our workmanship

Work we carry out comes with a 10-year workmanship guarantee, written down and handed to you when the job is finished. It is our own promise to come back and put right any defect in the way we did the work. It is not insurance-backed, and we say so up front so there is no confusion later. Materials carry their own manufacturer warranties on top. The full terms, including what is covered and how to make a claim, are on our guarantee page.

Waste and looking after your property

Roofing makes mess, and it lands on other people's drives and flower beds if nobody plans for it. We sheet over paths and planting below the work area, lower old tiles and debris rather than throwing them, and keep the scaffold tidy while it is up. At the end of each job we clear the site, sweep the ground for nails and fixings, and take the waste away with us. Asbestos cement sheets from older garage roofs are handled and disposed of following HSE guidance, and we never break them up when careful removal will do.

If you would like us to look at your roof, you can book a free survey or ring us. We will tell you what we find, even if the answer is that nothing needs doing yet.

Questions we get asked

Will I see photographs of my roof before agreeing to any work?

Yes. The survey is built around them. We photograph each defect we find, from cracked tiles and open joints to lifted flashings and damp timber in the loft, and send the pictures with notes alongside your written quote. You can look them over at your own pace before deciding anything.

Will Beacon tell me if my roof only needs a repair?

We will. If slipped tiles, a tired valley or a loose ridge are the only faults, we price that repair and explain why the rest of the roof can stay. When replacement really is the better route, we show you the evidence, such as perished underlay or rotten battens, so you can see why.

Does Beacon take on commercial roofs as well as houses?

Yes. We work on shops, offices and industrial units as well as homes, including built-up felt, single-ply and metal sheet roofs. Commercial jobs get a written scope, a plan for working safely at height, and timing arranged around the way the building is used.

Do you work outside Basingstoke itself?

We cover every town and village within 30 road miles of Basingstoke, which reaches into Berkshire, Surrey and south Oxfordshire as well as across Hampshire. The areas we serve page lists each place, with notes on the roofs we see there.
